Planning & Development: Do I Need A Tree Report?

In short…YES. Trees are a material consideration in the planning process. Given the fashionable bandwagon of climate change, natural environment and re-wilding advocates, albeit floundering around their ambitions for the oft-quoted, oxymoronic ‘sustainable development’, the politics of Green Infrastructure and particularly TREES is high profile.

Our advice is to address TREE issues upfront and engage early in the process where appropriate. Crucially the planning balance is informed by professional assessment and reporting - which relies on good BASELINE data…. and that’s what we do!

Best practice (BS 5837 et al) sensibly recommends a proportionate approach. JKTC can advise on all tree-related key considerations throughout the planning and development process such as:

  • Ancient Woodland, Ancient & Veteran Trees

  • Tree Preservation Orders

  • Conservation Areas

  • Areas of Protected Habitat / Wildlife Sites / Woodland etc.

Typically where there are trees either within the application area or immediately adjacent, within influencing distance - LPAs may require some or all of the following information:

Outline Planning Application / PIP

  • Tree Survey & Tree Constraints Plan

  • Tree Removal & Retention Plan

Full Planning Application (as above plus…)

  • Tree Report - Arboricultural Impact Assessment

  • Tree Protection Plan (to include existing/proposed levels detail)

  • Arboricultural Method Statement (to include details of any operations within RPAs)

  • Tree Planting & Landscaping Plans

Arboricultural input is also often required for Reserved Matters.
